Lines to include on every roofing estimate
- Access: scaffolding or tower hire, with the hire period. Note who arranges any licence needed for scaffolding on the pavement.
- Strip and disposal: labour to strip, skip or grab-lorry hire and tipping.
- Materials with waste: tiles or slates, battens, membrane, lead, fixings. Add a waste allowance for cuts and breakages.
- Labour: crew size × days × your real day rate, plus a weather allowance on longer jobs.
- Exclusions: rotten timbers found after stripping, guttering, fascias, or anything the customer may assume is included.
Repairs vs. re-roofs
For small repairs, price a minimum charge that covers getting the ladders out and travel. For re-roofs, give options: a good, better and best line (for example reclaimed vs. new slate) lets the customer choose without asking you for three separate quotes.
Check the margin before you send it

The estimate is a spreadsheet you print or save as PDF. Most roofers send it together with a few photos in the same email or message.
